Introduction

A small family run Guest House close to Boston town centre, offering 3 EnSuite rooms and one room with private facilities. One room is on the ground floor, the remainder on the first floor.

Arrival & Car Parking Facilities
  • Private car park at rear of property

Main Guest Entrance
  • The front door is 20m from the car park
  • There are side hung gates for pedestrians from Norfolk Street and Robin Hoods Walk (opposite front door)
  • A door bell is on the wall outside the front door
  • To access the front door there is a set of inward opening double doors (which may be closed in the winter) leading to a small tiled porch. Two steps lead from the pathway to the main door, the first step is 17cm high, the second is 7cm high. The double doors are 99cm wide and the front inward opening door is 90cm wide
  • The entrance is well lit by street lights and in addition there is a porch light
  • On arrival guests are shown into the guest lounge, a short distance along the hall from the front door, to check in and register
  • Guests are asked to complete a registration form on arrival
  • Check in time is by prior arrangement
  • The hall which is 142cm wide has a level floor leading to the staircase and the upstairs rooms
  • The full return staircase has 16 stairs, each being 20cm high and 79cm wide
  • The tariff is displayed on the notice board in the hall in size 14 font
  • The display sign is situated on the front of the property and illuminated when guests are expected
  • A pay phone is available in the hall


Public Areas - Hall, Stairs, Landing
  • Doors from the hall way, include those to Room 1, guest dining room and lounge which are all 79cm wide and a door into the owners private accommodation
  • 2 floors have public access, ground and floor 1
  • On the first floor there are Rooms 2,3 & 4 and private shower room for room 2. Also a private door to the owners’ accommodation. All doors are self-closing wooden fire doors
  • All floors are carpeted with no loose rugs or mats with exception of a runner in the hall
  • The full return staircase has 16 stairs, each being 20cm high and 79cm wide
  • The automatic fire detection panel is situated in the hall as are 2 fire call points and an extinguisher
  • 1 fire call point and an extinguisher is situated on the landing
  • The fire alarm system is an audible only unit
  • Emergency lighting covers the hall, dining room, lounge, and landing, with the stairwell being adequately lit by these


Public Areas - Lounge, Dining room
  • The lounge is located on the ground floor and accessed by inward opening fire door and is fully carpeted. The furniture consists of a 3-seated settee and a 2-seated settee and a bookcase and a small table
  • The fire door is inward opening
  • A gas fire with instructions for the guests is available
  • Lighting is by ceiling light and table light with emergency light back up


Dining Room,
  • The dining room is on the ground floor and accessed by an inward opening fire door and is fully carpeted
  • Lighting is provided by ceiling light with back up emergency light
  • There are 5 tables and seating for 10 people
  • There is a gas fire
  • There is a self service cereal area, a fridge for guest to help themselves to milk, juice and yogurts
  • Main breakfast is served to guests
  • Menus are available on each table


Outdoor Facilities
  • There is a small garden at the front of the property with a small hidden pond and a bench
  • The garden is all on one level, easy to reach from property


Bedrooms & Sleeping Areas
  • Bedroom 1 is on the ground floor, the fire door opens inwards and is 79cm wide. The room is fully carpeted. There are a double bed and single bed. A wardrobe, chest of drawers, bedside table, and small two-draw table available in the room. A vanity unit with hand basin, TV, radio alarm clock, and welcome tray with kettle is also in the room. The EnSuite is located on the left hand side when you enter the room. Lighting consists of ceiling fan and light and wall lights above the beds
  • The double bed is 60cm high and single bed 56cm high


  • Bedroom 2, situated on the first floor is accessed through an inward opening fire door and is a standard room with wash hand basin. There is a double bed and single bed in the room. It is carpeted throughout. There is a wardrobe, chest of drawers a bedside table and a wooden chair in the room. There is also a TV, radio alarm clock and welcome tray with kettle. Lighting consists of ceiling light and 2 bedside lights
  • The double bed is 63cm high and the single bed is 63cm high


  • Bedroom 3, is situated on the first floor is accessed through an inward opening fire door and has an EnSuite room which is located on the left as you walk into the room. There is a double bed and is carpeted throughout. There is a wardrobe, chest of drawers and 2 bedside tables, dressing table/desk and a wooden chair in the room. There is also a TV, radio alarm clock and welcome tray with kettle. Lighting consists of ceiling light and 2 bedside lights
  • The double bed is 63cm high


  • Bedroom 4, is situated on the first floor is accessed through an inward opening fire door and is a twin bedded EnSuite room. There are 2 single beds in the room which are 55cm high. It is carpeted throughout. There is a built in wardrobe, chest of drawers and bedside table and a wooden chair in the room. There is also a TV, radio alarm clock and welcome tray with kettle. Lighting consists of ceiling light and 1double switched bedside light


Bathroom, Shower-room & WC
  • En-suite Bedroom 1: An inward opening door leads to the en suite which is fully tiled and consists of WC, and a corner hand basin and an electric shower cubicle with a bi fold door 65cm wide, and a 30cm step into it


  • Bedroom 2: On the first floor, dedicated to room 2, is a bathroom consisting of WC, hand basin and shower cubicle with 22 cm step. A lockable part stained glass inward opening door accesses the room. It is fully tiled; the room is 1.5m x 2.5m, with the shower cubicle with outward opening, right hand side hung door. The cubicle is at the far end of the room, facing the entrance door. The WC and basin are on the left hand side. There is 1m of unobstructed width to access the shower and 1.5m of length


  • En-suite Bedroom 3. The EnSuite door opens out into the room, it is fully tiled and consists of WC, hand basin and an electric shower cubicle with bi fold door 65cm wide and a 22cm step into it


  • En-suite Bedroom 4. The EnSuite door is an outward opening bifold door, 65 cm wide. The flooring is cushion floor and walls are tiled. It consists of WC, hand basin and an electric shower cubicle with side hung outward opening door with a 22cm step into it


Additional Information
  • All guest accommodations emergency exit is through the front door
  • The fire assembly point is in the car park next to the garage
  • Appropriate signage for emergency exits is used throughout the guest accommodation
  • Red 'disabled' door signs in each bedroom
  • All fire alarms are audible only
  • Fully automatic fire system installed, including emergency lighting
  • No smoking throughout the building
  • No pets allowed, (except guide dogs)
  • Landing light left on over night
  • Small fridge available in dining room for medication, fresh/milk
